The Brief

Waverlygate is a six-storey commercial office block in Edinburgh covering an area of c96,500ft. The building is let to multiple tenants under full repairing and insuring leases. Managed by CBRE, including full maintenance service, xburo was appointed to prepare a vendor technical due diligence pack assignable to the purchasers on completion of the acquisition. The role involved a full MEPH building survey including VT elements with a focus on engineering and the sustainable options that a future purchaser may take advantage of. 

Our Expertise

This was a 20-year building where the MEP requirement and replacement listed numerous works. Challenges included working within the confines of a live building which housed blue chip tenants, each with their own dedicated fitout to suit their operational needs. There were also multiple basements and sub-terrain levels to access and assess. 

xburo prepared the Mechanical and Electrical Public Health (MEPH) pack fairly and accurately to reflect the condition of the build which future purchasers could rely on. Our team assigned repairing costs, where relevant, to bring elements back up to a sustainable and manageable condition. 

The Solution

The reports did not rely on CIBSE guidance on life expectancy schedules exclusively but challenged the management of teams, planned and reactive maintenance strategies, and recognised the true condition of equipment to report accurately to the client. Following this exercise, xburo was appointed by the purchasers upon acquisition to complete further works testament to the high-quality service the team delivered.
