The Brief

124-125 Princes Street located in Edinbuurgh’s premium office space required a Category ‘A’ fit out. New Mechanical, Electrical and Public Health (MEPH) services were integrated with the new floorplate, including a full new HVAC system, lighting and small power. Regeneration of common landlord spaces including in the reception, toilets and corridors throughout were within the project brief as part of the refurbishment. 

Our Expertise 

Xburo conducted a full survey of the existing MEPH services and worked closely with the design team to deliver our expertise. The team included Helix Property, JLL, PMP and Goodsons Associates, and the main contractors, GM Projects and Lime Electrical.

 

The offices were fit out in an open plan layout, allowing prospective tenants to come in and utilise the space as they required. This allowed the team to conduct a full survey prior to undertaking the RIBA Stage 4 design of the space. Xburo’s expert engineers undertook full design calculations in accordance with the parameters of the space.

 

This included our mechanical and electrical engineers visiting the site to measure the full parameters of the office, and retrieve every detail necessary including wall heights, window sizes and floor areas.

 

A full survey of existing MEPH services was conducted. Working together with the design team, we provided a new detailed MEPH design. This gave the client the best solutions to maximise the space. 

 

 

 

 

The Solution 

An issue in the upper floors of the building meant the height was restricted and, in addition, the building had a concrete roof. The consequences of this were that services could not be routed at high level, requiring our engineers to source provision for the air conditioning. The solution to this issue was met by providing the engineering resources through the rear of the open plan office. Impact of our expertise meant that MEPH elements were successfully delivered and signed off by PMP and Helix Property before the offices were put on the market for lease for a prospective tenant.
