177 Bothwell Street

“Xburo provided PREAH Building Services with the mechanical, electrical, and public health (MEPH) design expertise that enables 177 Bothwell Street to uphold its BREEAM ‘excellent’ rating and sustainable credentials. Their involvement ensured the new office space meets the demands of a modern, smarter working office environment. With engineering experts on board providing foresight and technical knowledge, the result is an office that defines contemporary working—now and into the future.” Iain Hetherington, Managing Director – PREAH Building Services

The Brief

The project involved delivering a Cat ‘B’ fit out of over 23,000 sq. ft. of office space on the fourth floor within the BREEAM ‘excellent’ sustainable office development at 177 Bothwell Street in Glasgow. The project brief called for designing new mechanical, electrical and public health (MEPH) services integrated with the new floorplate and fixed furniture layout and supporting bespoke finishes to meet the evolving needs of a modern ‘smarter working’ office environment.

Our Expertise

Working in close collaboration with NHS Education for Scotland (NES), Public Health Scotland (PHS), Doig & Smith and the main contractors, Clark Contracts and PREAH – the MEPH elements of the project were successfully delivered and signed off by NES and PHS prior to full operational use of the office floorplate. The open-plan, column-free layout promotes flexibility and interaction, enabling NES and PHS to optimise their floorspace and reduce future costs, including eliminating the need for external training venues. The new workspace reflects a move toward ‘smarter working’, featuring a blend of collaboration zones, quiet rooms, social areas with café facilities, and a versatile multi-functional space for up to 80 people, ideal for training and events.

Xburo conducted a full survey of the existing MEPH services and worked in close collaboration with the Design Team to provide a new detailed MEPH design ensuring the NES and PHS project sustainable fit-out brief was delivered, maintaining the fossil fuel free strategy and BREEAM ‘excellent’ status of the building.
